sinkholes

Is your unrepaired sinkhole home for sale? Do you live in Florida? Then I would love to talk to you and make you an offer on your home, which I am sure will relieve your ears. Sitting on a home sitting on a sinkhole can bring much-unwanted grief to a homeowner. However, if you let me, I can alleviate that burden from your shoulders.

Sinkholes can develop over some time or as quickly as overnight while you sleep. Florida is known for having the highest number of sinkholes over any other state in the United States, leaving homeowners in Florida at risk of sitting right smack dab on top of a sinkhole. Being so vulnerable, it is nice to know that if you find yourself in such a position, there is a viable way out. Insurance companies often would rather settle on the homeowner’s policy than pay out for the necessary repairs. This again leaves the homeowner standing alone in a sinking hole.

The surface of a sinkhole may develop very slowly and only appear as a minor dip in the yard or as if the ground is settling somewhat around your foundation. Other times you may wake or come home from work to find the side of your home collapsed or a deep crater in the middle of your lawn. Sinkholes can range from a few feet to several hundred feet wide. They can sink as far as 150 feet and are often funnel-shaped with steep sides, and the base will be covered with debris from caving in or can have a water base. This is why it is strongly advised not to try to investigate your sinkhole and to have only a professional do so. In Winter Park, Florida, back in 1981, a sinkhole was so large that it engulfed a home, several cars, part of a community pool, two businesses, and a large section of road. The damage was estimated to be 2 million dollars. Even when a sinkhole is fixed, if not fixed properly and the home cleared by a reputable insurance company, a homeowner can have difficulty reselling their home. As well, if not fixed properly, the sinkhole may reappear.

Signs to know if your home is sitting on or near a potential sinkhole are if you notice fenceposts or trees sinking, slumping, or falling. If you notice your foundation sinking or unexplainable cracks in your foundation, walls, or floors, you may have caught a sinkhole in formation. Your floors may also begin to be off-kilt. Often the vegetation around sinkholes will start to wilt and die out, your well water can also be discolored or begin to taste off. If you do not want to go through the costly expense of repairing the sinkhole and the damage caused by the sinkhole, we would love to talk to you and relieve you of your burden. You do not need to be stuck with a home that can cost you an outrageous amount to make livable, only to worry if one day you will again be experiencing the same nightmare. If your unrepaired sinkhole home is for sale, call us, and let us help you sleep easier at night.

Question and Answers

Q: Once a person has decided to file a sinkhole claim and has been paid, how do you resell these homes? Are they ever insurable again against sinkholes? Do you disclose this to the new buyers?

A: Once a claim has been filed on a home, the property becomes somewhat stigmatized. After a claim has been paid, the home is stigmatized. The property can be sold, repaired, or un-repaired. I have done both numerous times. If the home has been repaired per the engineering report, it is reasonably likely to be insured for sinkhole damage. The insurance coverage for all homes in our area is very dynamic. Insurance companies are trying to provide sinkhole coverage as an additional coverage similar to wind policy. A homeowner pays for sinkhole coverage separately. The State of Florida has not decided what it wants to do. A seller must disclose that a sinkhole claim was filed and paid. It’s no big deal for me because I disclose everything.

When looking for a Florida sinkhole company specializing in these repairs, look first and foremost for a reputable company with a list of satisfied customers. Ask the company for previous customers who can attest to their workmanship. Get several prices, but compare apples with apples. A cheaper company may not properly assess the damage, and you may have future problems and issues. Be sure to select a company that can stand behind its work and is financially solid. You may need to call on them to stand behind their work, and you will want to find them still in business years down the road.

You have lived in your house for a few years without concerns. Life has been great for the most part, and you have yet to have a complaint regarding your decision to buy the home you are in. However, one weekend, you wake up to begin your list of things to do, and while walking around the perimeter of your home, you spot a ghastly crack in your foundation. Upon closer inspection, your worst fears are rising. Your home is sitting right smack dab on a Florida sinkhole.

Your thoughts of living in your house are diminishing as fast as it appears your home is. The cost of repairing the Florida sinkhole house has your mind swimming. Times are tough enough that you think about how you will be able to cover this cost as well.

You know the chances of you being able to sell your house right out without repairing the sinkhole first are highly slim. On the other hand, are they that slim? In most cases, yes, the chances of selling your house outright with a known sinkhole are slim. Sinkhole houses are not at the top of most people’s list of must-have homes. They take some pretty expensive work to make them livable. Having a piece of property, home, or business in a sinkhole, repaired or not, can leave many property owners wondering what their options are. It is only evident that an unrepaired sinkhole property will be valued well under that of one repaired and less than market value. Usually, the market value will drop by about 30%. There is no way of getting around without disclosing that your property sits on a Florida sinkhole. Structural damage or risks of structural damage have to be disclosed by law. You have three options: sell your home as is, with the existing sinkhole, have the sinkhole repaired by an insurance claim, and then sell your home, or have the Florida sinkhole repaired and remain in your existing home.

if you want to sell your sinkhole house, we would love to have the opportunity to buy it from you. We understand the situation you are in and have been buying sinkhole homes for many years now. I understand that insurance companies often do not even want to touch the repair cost of sinkhole damage and the proper repair of the sinkhole. Often, they want to sell off the remainder of the insurance policy and slide quietly out from underneath the rubble. This leaves you uncovered and in a position where it is hard to find an insurance company to cover your home, even once the repairs are done. Let us help alleviate all those burdens falling at your feet due to sinkholes. A sinkhole in Florida, a sinkhole in Florida, not a sinkhole in Florida.

Author’s Note: Only a certified engineer can confirm sinkhole activity.  It’s important to remember that not every sinkhole house has a void under it. I’ve seen houses with shifting foundations due to clay, sand, and mud classified as sinkhole houses, and the insurance company paid off the houses in full.
