Sinkholes occur when the ground below the home becomes soft from water filling deep below the surface of the visible soil. The water causes the soil to erode slowly, and then the soil in the ground above will begin to fall to fill in the holes. You might notice rainwater disappearing quickly from the ground. This could be a sign of a sinkhole. Some other visible signs include cracks in the concrete, the doors in the home not fitting in, the door jams properly, and cracks in the walls. It is possible to repair foundation crack problems, so don’t panic if you think your home might be sitting on top of a sinkhole.

Sinkhole House

If it is determined your home is in a sinkhole, the family should vacate the premises until it is fixed. This can be dangerous. However, it doesn’t mean you will never be able to live in your home again. You first need to call your homeowner’s insurance policy and find out if they will help you pay for underpinning compaction grouting or another way to repair foundation crack problems. Some insurance companies will cover these problems.

The cost of repairing a home’s foundation cracks usually depends on the extent of the problem. Sinkhole homeowners should be prepared to spend approximately $50,000 to $250,000 to repair the foundation. The good news is that a sinkhole house can be repaired.

Underpinning

Underpinning is a common method of repairing foundation crack issues. It is considered one of the options for sinkhole houses. When underpinning is used, the foundation is extended, and support is built using micro piles and jet grouting. This allows for a more supportive stratum of the soil and distributes a home’s load across a greater area.

Underpinning is commonly used when the original foundation or soil is not strong enough to hold a structure and begins to sink. If the structure has changed or the properties of the soil appear to be falling, underpinning is also used. There is an alternative to underpinning, which uses grout to weaken the soil. However, underpinning is necessary if a class P soil is determined.

You can repair foundation crack issues for a home. Don’t worry if you notice signs of a sinkhole on your property or in your home. Many sinkhole homeowners have found they can repair the damage and fix the sinkhole using the underpinning method.

Author’s Note: It’s important to remember that not every sinkhole house has a void under it. Only a certified engineer can confirm sinkhole activity. I’ve seen houses with shifting foundations due to clay, sand, and mud classified as sinkhole houses, and the insurance company paid off the houses in full.
