Q: Once a person has decided to file a sinkhole claim and has been paid, how do you resell these homes? Are they ever insurable again against sinkholes? Do you disclose this to the new buyers?
A: Once a claim has been filed on a home, the property becomes somewhat stigmatized. After a claim has been paid, the home is stigmatized. The property can be sold, repaired, or un-repaired. I have done both numerous times. If the home has been repaired per the engineering report, it is reasonably likely to be insured for sinkhole damage. The insurance coverage for all homes in our area is very dynamic. Insurance companies are trying to provide sinkhole coverage as an additional coverage similar to wind policy. A homeowner pays for sinkhole coverage separately. The State of Florida has not decided what it wants to do. A seller must disclose that a sinkhole claim was filed and paid. It’s no big deal for me because I disclose everything.
